2. How much is the deposit, and what are the payment stages?Each payment should be tied to finished work you can see.
3. How do you price changes after I sign?Fixed written price per change, or cost plus a markup? What is the markup?
4. Which warranty covers what, and for how long?Ask for the warranty document itself, and whether it transfers if you sell the house.
5. Who does the work?Which parts are done by your own crew and which by subcontractors, and are the subcontractors licensed?
6. Can I see your license and a current insurance certificate?Check the license yourself on the state's license lookup, and ask the insurer to send the certificate.
7. What happens if I cancel?Before permits, after permits and after work starts: what do you keep, and what do you refund?
8. When could you start, and what delays the finish?Get the start date in writing, and ask how weather and inspections are handled.
